    Sometimes new buyers or seller have a number of questions about the steps in the buying or selling journey. So I created this little step by step guide for buyers and sellers that helps explain what to expect along the way.

    If You Are Buying Your New Home
    1. Initial Consultation

    The home-buying journey begins with an initial consultation, where you and I discuss your goals, budget, timeline, and preferences. This meeting helps me understand your priorities—such as location, home size, style, and must-have features—while also giving you a clear overview of the process ahead. It’s a chance to ask questions, learn about the market, and establish trust and communication with me from the start.

    2. Buyer Specifications

    Next, you’ll define your buyer specifications—the detailed criteria that guide your home search. This includes your preferred neighborhoods, price range, number of bedrooms and bathrooms, school districts, commute times, and lifestyle needs. The clearer your specifications, the easier it will be for me to match you with homes that truly fit your vision and avoid wasting time on unsuitable listings.

    3. The Realtor Contract/Compensation

    Before your search officially begins, you will need to review and sign a buyer’s representation agreement. This is a new Federal law that went into effect October of 2024. This document outlines how I will represent your best interests, the duration of our partnership, and how I will be compensated—typically through a commission paid by the seller. Signing this contract ensures you have a dedicated professional working exclusively for you throughout the process.

    4. The Home Search

    With your criteria in hand, I will begin the home search—an exciting and often eye-opening stage. You’ll tour homes, compare features, and gain a feel for the market in your desired area. I will provide insight on pricing, condition, and potential resale value, helping you make informed choices. Technology tools, such as MLS alerts and virtual tours, can also make this stage more efficient and engaging.

    5. Mortgage Options

    Before starting the home search, it’s crucial to explore your mortgage options. A lender will help you determine how much you can borrow and what type of loan best fits your financial situation. Getting pre-approved not only clarifies your budget but also strengthens your offer in the eyes of sellers. I will be happy to recommend trusted lenders and help you compare rates, terms, and programs to ensure you secure the best financing possible.

    6. The Contract

    Once we find the right home for you, I will prepare a purchase offer outlining the terms —price, contingencies, closing date, and more. Once accepted and signed by the seller, this legal document becomes a contract and serves as the foundation for the transaction. My expertise will ensure the contract protects your interests while keeping your offer competitive in the current market.

    7. The Seller Negotiation

    After submitting your offer, the seller may accept, reject, or counter it. This begins the negotiation phase, where my experience truly shines. I will negotiate on your behalf to secure the best possible price and terms, balancing market conditions with your priorities. Whether it’s repairs, closing costs, or move-in timelines, effective negotiation can make or break a deal.

    8. Resolving Issues Before The Closing Table

    Once all contingencies are satisfied and financing is approved, it’s time to head to the closing table. This is where you’ll sign the final documents, transfer funds, and officially take ownership of your new home. I, as your Realtor, the lender, and closing agent will guide you through each step, ensuring every detail is accurate before the transaction is complete. Sometimes unexpected issues arise at closing. I will play a key role in troubleshooting these challenges quickly and efficiently. With clear communication and collaboration among parties, most closing issues can be resolved so the sale proceeds smoothly. It is important to know up front that the closing date may change a time or two. There are many pieces of the puzzle and many individuals bringing pieces to the title company to prepare to close. For example, the appraisal, survey, termite inspection and proof of any repairs being satisfactory for the lender to give final approval.

    9. Services After Closing

    A great Realtor’s job doesn’t end at closing. After you move in, I will remain a valuable resource for contractor referrals, home improvement advice, and market updates. I will also help you track your property’s value over time and guide you when it’s time to refinance or sell.     If you are selling your home
    1. Initial Consultation

This helps us find the right price range that will attract buyers without leaving money on the table. My goal is to help you price your home smartly, so it stands out and sells for top dollar.

    3. The Realtor Contract/Compensation

    Once you’re ready to move forward, we’ll go over the listing agreement together. It outlines what I’ll be doing to sell your home, how long we’ll be working together, and how compensation works. Everything is upfront and transparent, so you know exactly what to expect.

    4. Staging Your Home

    First impressions matter! Staging helps your home look its absolute best—whether that means decluttering, rearranging furniture, or adding a few finishing touches. I’ll guide you through what buyers love to see and what simple changes can make a big impact. A beautifully staged home photographs better and helps buyers imagine themselves living there.

    5. Marketing Your Home

    Once your home is ready, it’s time to show it off! I’ll create professional photos, virtual tours, and online listings, then promote your home across all the major platforms and through my network of buyers and agents. We’ll make sure your property gets the attention it deserves.

    6. Open Houses/Return Visitors

    Open houses and private showings are exciting opportunities for buyers to fall in love with your home. I’ll take care of all the details—advertising, greeting guests, and collecting feedback. If someone wants to come back for another look, that’s always a great sign of serious interest!

    7. The Buyer Negotiation

    When an offer comes in, I’ll help you review every detail—not just the price, but also the terms, timing, and contingencies. I’ll negotiate on your behalf to make sure you get the best deal possible while keeping things smooth and stress-free.

    8. The Contract

    This is the big moment—the finish line! At closing, all the paperwork is signed, the funds are transferred, and once you receive your proceeds, (this usually takes a few hours for them to be wired) the keys officially change hands . I’ll be right there with you to make sure everything goes smoothly and you walk away ready for your next chapter.

    10. Resolving Issues at Closing

    Sometimes a few bumps pop up at the end—like last-minute repairs, missing documents, or small title hiccups. Don’t worry, I’ve got it covered. My job is to handle those surprises quickly and calmly so you can focus on moving forward.
